3 Common Denver Roofing Mistakes New Homeowners Make and How to Avoid ‘Em

By Erika Bynon - October 15, 2019

Each year, millions of people take the leap out of the rental market and into homeownership. In fact, more than 5.34 million homes sold in 2018 alone. But that transition comes with a learning curve. Unless you’re careful about maintaining your house, you could end up facing hundreds to thousands of dollars in repairs throughout the year. And few maintenance tasks are more important than roof repair.

Unfortunately, many first-time homebuyers tend to avoid calling an experienced Denver roof repair expert. The result is rarely good. Here are a few roofing mistakes you should always take care to avoid.

Not Scheduling Inspections
The key to maintaining any roof is scheduling regular inspections with your roofing contractor. During these inspections, they can spot minor damage before it causes major problems for your home’s interior. Neglecting these inspections puts your entire house at risk for leaks, water damage, mold, and electrical issues.

All you have to do is schedule an inspection twice a year, once in the spring and once again in the fall. Your roofer will check your roof for damage and can then make any necessary repairs before the weather shifts.

Not Cleaning the Gutters
Gutters often turn into leaf traps, especially when the summer growing season is over. If left unaddressed, all those leaves and debris can cause clogs in the gutters themselves. This causes water to sit against the side of your home and the underside of your roof. Over time, that moisture can cause the materials to  warp, mold, or mildew. Worse, it creates the perfect habitat for unwanted pests and critters.

You need to keep your gutters clean year-round to keep your home safe. Schedule a cleaning with your roofing contractor during the fall and spring at least. Or if you feel comfortable working on a ladder, take care of it yourself using a sturdy pair of leather gloves.

DIYing Repairs
A missing shingle may not seem like a huge deal, but replacing it yourself is one of the worst things you can do. Believe it or not, it takes lots of training and experience to install new shingles correctly. And if you’re trying to take care of things on your own, you may end up missing extensive damage that may threaten the structural integrity of the rest of the roof system.

If you notice anything wrong with your roof, whether it’s missing roofing materials or an active drip inside your attic, don’t try to fix it on your own. Leave it to the pros. They’ll make sure the root cause of the problem gets fixed correctly the first time. Ultimately, this can save you hundreds of dollars in future repair work and spare you the headache of repeat roofing issues.
